How do I find out about new homes being built in my area?

When are the show homes open and do I need to book?
- Always check sales centre opening times before heading out to visit a show home - a quick call is all it takes to avoid a potentially wasted journey, for example if the show home has just been reserved.
- Open times vary from development to development but you will often find the show homes are open on larger schemes from 10am to 5pm each day, other than over the Christmas break. There’s no need to book but you are welcome to make an appointment if you prefer.
- On other developments show homes may be open for a specific few days each week or just by appointment with one of our Simply New Homes team of advisors. If you’re unsure, just give us a call.
What does buying off plan mean?
- All new homes start with a plot of land and if you’re buying early in the build programme you have to rely just on plans to make your decision. You’ll also have the excitement and anticipation of seeing your home as it’s being built.
- Buying off plan is a popular option and usually comes with the advantage of being able to choose your own finishes from the developer’s selections such as kitchen units, tiling and even floor coverings.
- If you decide to buy off plan, you’ll have 28 days to exchange contracts. After that, the developer will keep you informed on build progress and you’ll have two weeks notice via your solicitor in which to legally complete and the home becomes yours.
What should I ask when looking at off plan homes?
- Your home will be unique but you can ask to see a property similar in the style to the one you’ve chosen in terms of size, specification and setting.
- Ask for an estimate as to when your new home will be ready for completion, but remember this is just a guide and you may need to be flexible.
- Take your time to go through all the plans and specification carefully to avoid any misunderstandings later. It can take a while to understand all the details but it will be time well spent.
