How much notice will we get to complete?
If your home is already complete, you and the developer will be able to agree a fixed completion date when contracts are exchanged so you can plan your move. If construction is in progress, you’ll be given an estimated date when completion is expected but please bear in mind that circumstances can change, so don’t make any firm moving plans until you hear in writing from your solicitor. The usual timeframe will provide you with at least two weeks (10 working days) notice and you may be able to complete within that timescale but no later. Always check the notice details with your legal advisor before you exchange contracts so that you are clear about the terms agreed.
What happens if the house isn’t finished on time?
There are many tradespeople and suppliers involved in constructing your new home and any setbacks will be minimised as far as possible. However, if circumstances do cause a delay in the estimated completion date, you will be informed by the developer who will give you a revised schedule to work towards. It’s essential to keep an eye on your mortgage offer, if you are taking out a mortgage, in case it is due to expire. Keep in touch with your solicitor as well so that all communication lines are open and you’ll be able to move in to a completed home rather than one which is rushed.
Who will show us how everything works?
The sales team will be in touch to arrange an appointment to look round the house before completion. Some developers will arrange a demonstration of your property where a representative from the developer or the on site sales team will be on hand to show you where the important things are, like the water stopcock and the main telephone cables. You’ll also get the chance to ask any questions and discuss your plans for moving day.
What time will we get the keys and where from?
Legal completion takes place once your money has been received by the developer’s solicitors so keys cannot be given out or any access granted on moving day before confirmation that this has taken place. If you have a long chain, this can be mid-afternoon but for cash buyers, as early as 10am. Once we’ve been given permission to handover the keys, the onsite sales team will have them ready for you to collect. Alternatively, we can arrange to give you a ring and meet you at the property. Just keep in touch so we can make sure you don’t lose any time moving in to your new home.
Where will my removal lorry park?
This can be discussed at the property demonstration or inspection prior to completion. The site manager will be made aware of your completion date but if you’re choosing to move in at a later date after you’ve completed, just let us know so that we can arrange for space to be left clear for your removals lorry on the day if possible. The easier it is for them, the quicker you’ll be able to settle in to your new home.
